What's New in the 2026-2027 Texas Legal Update Courses
Every two years, TREC releases new versions of Legal Update I and II. The 2026-2027 cycle is now available, and the content has changed significantly from previous cycles. Here's what agents will actually learn in these required courses.
Why Legal Updates Matter
Legal Update I and II are mandatory for every Texas real estate license holder — sales agents and brokers alike. You need 4 hours of Legal Update I and 4 hours of Legal Update II every renewal cycle. The 2026-2027 versions are new, and courses from previous cycles do not count.
Legal Update I: Laws, Rules, and Forms
Legal Update I covers the legal framework that governs Texas real estate practice. The 2026-2027 version focuses on several key areas:
Recent legislative changes. The 89th Texas Legislature passed several bills affecting real estate. Legal Update I breaks down what changed and how it affects your daily practice.
Water rights disclosure. The new TREC 61-0 form is now mandatory. Legal Update I covers what the form requires and when it must be delivered.
Fair housing laws. Updates to fair housing regulations and recent enforcement actions.
TREC rule changes. New and amended TREC rules, including changes to advertising, trust accounts, and record-keeping requirements.
Legal Update II: Agency, Ethics, and Hot Topics
Legal Update II focuses on professional conduct and current industry issues.
Agency relationships. Updates to agency disclosure requirements, including the revised IABS form and non-representation status.
Ethics and professional conduct. Case studies and enforcement actions that illustrate common ethical pitfalls.
Emerging technologies. Artificial intelligence, digital signatures, and other tools that are changing how agents work.
Advertising and marketing. New rules around social media, team names, and broker identification.
What Changed From the Last Cycle
The 2026-2027 Legal Updates are not just updated statistics — the entire curriculum has been revised to reflect current law and practice.
Key changes:
- New content on SB 1968 and written buyer representation agreements
- Updated IABS form requirements
- Water rights disclosure requirements under TREC 61-0
- Updated contract form changes effective July 1, 2026
- New enforcement priorities from TREC
The Deadline
The 2026-2027 Legal Update I and II courses must be completed by 11:59 PM Central Time on December 31, 2027. That may sound far away, but agents who wait until the last quarter face slow systems and backed-up providers. Complete them early.
The Bottom Line
The 2026-2027 Legal Updates are not the same courses you took in the last cycle. They cover new laws, new forms, and new enforcement priorities. Every Texas agent must complete both courses before renewing.
Time2Renew offers TREC-approved Legal Update I and II courses for the 2026-2027 cycle — fully updated, online, and self-paced.
